How to Replace an Offset Pivot Hinge on a Commercial Storefront Glass Door

Hey guys, this is Gary with Door Closers USA. In today’s video, we’re going to cover how to replace anoffset pivot hinge on a commercial storefront glass door.

This is the most common hinge system used on storefront doors. Because these pivots are surface-mounted,they’re also one of the most frequently serviced components on commercial glass doors.


Understanding Storefront Offset Pivot Hinges

A storefront offset pivot system consists of both a top pivot and a bottom pivot.These components work together to carry the full weight of the door while allowing it to swing smoothly.

Top Pivot Assembly

The upper pivot includes a spring-loaded pin that inserts into a bushing mounted inside the frame.This assembly consists of two main parts:

  • The door-mounted portion with the spring-loaded pin
  • The frame-mounted portion containing the bushing

Bottom Pivot Assembly

The bottom pivot typically mounts inside the frame and through the threshold.The door portion contains a bearing that allows the bottom pin to rotate smoothly.


Common Causes of Pivot Hinge Failure

  • Wind damage: If the wind catches the door, the pivot can shear or snap.
  • Lack of support: If the bottom pivot frame portion is unsupported beneath the threshold, it can break under the door’s weight.
  • Improper door hanging: Resting the full weight of the door on the pivot during installation can cause premature failure.

In proper installations, the bottom pivot should always be supported from below, such as with a concrete slab,shims, or a 2x6 blocking underneath.


Identifying the Correct Replacement Pivot Hinge

Although storefront doors may look identical, pivot hinges are not universal.Each door manufacturer uses specific pivot designs and hole patterns.

Step 1: Identify the Door Manufacturer

Check the bottom rail of the door or the side of the frame. Many doors have the manufacturer stamped there.Common brands include:

  • US Aluminum
  • CR Laurence
  • Vistawall
  • Tubelite
  • Kawneer

If the door is older and no branding is visible, sometimes the lock cylinder or faceplate may provide clues.

Step 2: Match the Screw Hole Pattern

If the door manufacturer is unknown, matching the screw hole pattern is the most reliable method.

  • Bottom pivot typically has two holes in the threshold and two holes into the jamb
  • Top pivot may have two or three mounting holes in the frame

Flush vs. 1/8" Recessed Storefront Doors

Another critical detail when ordering pivot hinges is determining whether your door isflush or 1/8" recessed.

  • 1/8" recessed: The door sits slightly lower than the frame
  • Flush: The door and frame are perfectly aligned

Using the wrong pivot style can cause misalignment issues, requiring strike adjustments or causingpoor door operation.


Removing the Storefront Door

Before replacing the pivots, the door must be removed safely.

Primary Removal Method

  • Remove the frame-mounted screws from the top pivot
  • Carefully support the door as the top pivot disengages
  • Lift the door off the bottom pivot pin

Important: Always support the door’s weight during removal to avoid damage or injury.

Alternative Removal Method

If frame screws are inaccessible, you can carefully drill through the top pivot housingto depress the spring-loaded pin and release the door.


Replacing the Pivot Components

Pivot hinge kits include both door-mounted and frame-mounted components.

Door Portion Replacement

  • Remove the two mounting bolts using a 3/8" wrench
  • Install the new upper and lower door portions
  • Ensure proper alignment before tightening

Frame Portion Replacement

  • Install the new top frame portion using the existing hole pattern
  • Remove the threshold to access the bottom frame pivot
  • Install the new bottom pivot and reattach the threshold

Most pivot hinges are handed, so be sure to verify left-hand or right-hand orientation.


Reinstalling the Door

  • Lower the door onto the bottom pivot pin while supporting its weight
  • Compress the spring-loaded top pin and align it with the frame bushing
  • Ensure the door swings freely and smoothly

Always test the lock operation before leaving the job site.


When Pivot Hinges Need Replacement

Pivot hinges should be replaced if you notice:

  • Door sagging or rubbing against the frame
  • Excessive play when lifting the door
  • Gaps appearing at the top or bottom of the door

In many cases, these symptoms are mistaken for weatherstripping issues,when the real problem is worn pivot pins and bushings.
