How to Replace a Storefront Door Threshold with Pivot Hinges

How to Replace a Storefront Door Threshold with Pivot Hinges

Hey guys, this is Gary with Door Closers USA. Today I’m going to walk you throughhow to replace an existing storefront door threshold. This example uses an Entrance Light storefront door system with pivot hinges, which is a very common commercial storefront setup.

The threshold shown in this video is brand new and clean, but out in the fieldyou’ll usually be dealing with dirt, debris, and hidden fasteners.

Common Storefront Door Threshold Setup

Most storefront doors with pivot hinges use a saddle-style aluminum threshold.

  • Standard width: approximately 4 in
  • Standard height: 1/2 in rise

The 1/2 in rise is important because it:

  • Meets ADA compliance
  • Provides clearance for pivot hinges

Unlike hollow metal doors, storefront thresholds are often mechanically tied intothe pivot hinge hardware.

How to Measure for a Replacement Storefront Threshold

When ordering a replacement storefront door threshold, measurements are simple:

  • Measure the inside frame opening
  • A standard 3070 storefront door uses a 36 in threshold

Most storefront thresholds are stock extrusions, so when you order a 36 in threshold, you’ll receive a full 36 in un-notched piece.

Understanding Pivot Hinge Threshold Attachments

On storefront doors with pivot hinges, the threshold is secured in multiple ways:

  • Fasteners into the pivot hinge bracket
  • Fasteners into a threshold bracket attached to the frame
  • Main anchors fastened into the ground surface

All of these attachments must be removed before the threshold can be taken out.

Removing the Existing Threshold

To remove the existing threshold:

  1. Remove fasteners connecting the threshold to the pivot hinge
  2. Remove fasteners securing the threshold bracket to the frame
  3. Remove the main fasteners anchored into the ground

On exterior doors, thresholds are often sealed with silicone or sealant. You may need to pry upward firmly to break the seal and lift the threshold out.

How Replacement Storefront Thresholds Are Supplied

Replacement storefront thresholds are supplied as solid, un-notched extrusions. This is industry standard because:

  • Different door manufacturers use different pivot hinges
  • Threshold brackets vary by door model and production year

Because of this, field notching is required for most replacement installations.

Notching the New Threshold

The easiest way to notch a replacement threshold is:

  • Lay the old threshold on a flat surface
  • Place the new threshold directly next to or under it
  • Mark pivot hinge cutouts, bracket locations, and screw holes

Once marked, use a grinder, saw, or hacksaw to make the necessary cuts.

Installing the New Threshold

After the new threshold has been properly notched:

  1. Slide the threshold into position under the door
  2. Align it with the pivot hinge and threshold bracket
  3. Reinstall all fasteners into the hinge bracket, frame bracket, and ground

Everything should line up using the original hole pattern once the notching is correct.

Safety and ADA Considerations

Thresholds are a critical safety component on storefront doors.

  • A 1/2 in saddle threshold helps maintain ADA compliance
  • A loose or bent threshold can become a serious trip hazard

Building owners should periodically inspect thresholds to ensure they remainsecure and properly fastened.
